Leasing Manager
Location: Wilmington, NC
Pay: $16/hour
Position Overview:
Adecco is assisting a client in Wilmington, NC to fill a temp-to-perm Leasing Manager role.
As a Leasing Manager , you will be responsible for overseeing all aspects of leasing and marketing at the property. You will work closely with the Community Manager to set leasing goals and develop a strategic marketing plan to achieve the property's occupancy objectives. This role requires strong leadership in guiding the leasing team, executing effective marketing strategies, and ensuring positive resident relations.
Essential Duties & Responsibilities:
Strategic Leasing Management:
Lead leasing staff in effectively closing deals, ensuring follow-up procedures, and maintaining accurate lease documentation.
Audit all lease files for compliance with company policies and procedures.
Handle resident complaints, concerns, and requests to ensure high levels of resident satisfaction.
Develop and implement resident retention programs, including special promotions and community events.
Show, lease, and move in prospective residents.
Marketing Management:
Assist in creating the annual marketing plan and budget.
Implement marketing campaigns, outreach efforts, and assist with design to generate traffic to the property.
Monitor leasing and renewal progress and offer support in areas needing attention.
Supervise the planning and execution of leasing and renewal events approved by the Community Manager.
Keep current on market conditions and property competition through weekly market surveys.
Use sales and marketing strategies to increase traffic, close rates, and achieve budgeted occupancy.
Personnel Management:
Assist the Community Manager with hiring, training, coaching, and developing on-site staff.
Help ensure staff effectiveness through ongoing training and guidance, in compliance with company benchmarks.
Promote teamwork and foster a positive work environment to support quality performance.
Ensure staff adheres to company policies and procedures.
Administrative Management:
Ensure excellent customer service, and monitor maintenance staff responsiveness and service request turnaround times.
Maintain property appearance and ensure timely completion of repairs through regular property inspections and tours.
Assist in supervising operational business functions, including planning and utilizing resources effectively.
Help manage property resources, equipment, and supplies, obtaining vendor bids and handling any service issues.
Education/Experience:
High School Diploma or Equivalent; Bachelor's degree preferred.
At least 1 year of experience in the multifamily housing industry.
Basic computer skills and proficiency in on-site software functions.
Knowledge of Fair Housing Laws and OSHA requirements is essential.
Physical Requirements:
Ability to stand, walk, sit, use hands, reach with arms, and talk or hear regularly.
Ability to occasionally lift up to 25 pounds.

Pay Details: $16.00 per hour
