Community Manager
Location: Wilmington, NC
Pay : $65,000/year
Position Overview:
Adecco Staffing is assisting a client in Wilmington, NC to fill a temp-to-perm Community Manager role for Asset Living.
As a Community Manager , you will oversee the day-to-day operations of a multifamily housing community, ensuring the property is managed efficiently and effectively. Under the supervision of the Regional Supervisor, you will be responsible for personnel management, financial oversight, leasing, maintenance, and ensuring compliance with policies and procedures. This is a hands-on leadership role that requires strong communication, organization, and management skills.
Essential Duties & Responsibilities:
Personnel Management:
Screen, hire, train, coach, and develop on-site staff using company directives.
Conduct ongoing staff training and performance evaluations to ensure compliance with Asset's training benchmarks.
Create staff schedules and assignments, ensuring timely completion of tasks.
Address performance issues and communicate with HR when necessary.
Promote a positive, team-oriented work environment to maintain high job performance.
Financial Management:
Develop and manage annual operating budgets and forecasts to maximize net operating income.
Oversee the timely receipt and reconciliation of deposits, rent collections, and vendor invoices.
Ensure accurate financial reporting and property close-out procedures.
Leasing & Marketing:
Create and implement a yearly marketing plan to attract prospective residents.
Ensure effective leasing practices, including follow-ups, documentation, and resident satisfaction.
Develop resident retention programs, such as events and newsletters, to enhance community engagement.
Administrative & Maintenance Management:
Ensure accurate and timely submission of administrative and leasing reports.
Respond to property emergencies and manage the emergency team.
Monitor maintenance requests and ensure timely repairs.
Conduct property inspections to maintain high property standards and ensure the completion of work orders.
Education/Experience:
High School Diploma or Equivalent; Bachelor's degree preferred.
Minimum 4 years of experience in the multifamily housing industry, or 1-2 years of related experience and training.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and the ability to understand on-site software functions.
Knowledge of Fair Housing Laws and OSHA requirements is a plus.
Physical Requirements:
Ability to stand, walk, sit, use hands, reach with arms, and talk or hear.
Ability to occasionally lift up to 25 pounds.

Additional Requirements:
Must have reliable transportation due to emergency on-call requirements.

Pay Details: $65,000.00 per year
