Position Description:
The Building Engineer III is responsible for the timely completion of necessary maintenance activities and supervising the facility maintenance team and trade partners.
Position Qualifications:
High School Diploma
Six (6) years' experience in commercial or industrial environment with increasing responsibility for leading daily building operations and/or a combination of education and experience.
Expert mechanical and carpentry skills.
Expert understanding of air conditioning and control systems.
6 years of experience with HVAC system maintenance.
Expert knowledge of safety procedures and equipment.
Strong verbal and written communication skills.
Must be able to communicate effectively.
Basic computer skills such as internet, email, electronic manual, etc.
Experience managing and leading a team.
Ability to travel regionally as needed.
High level knowledge of mechanical, electrical and life safety monitoring and control systems.
Ability to read blueprints/CAD drawings.
Driver's License.
Preferred Qualifications:
Prior work experience in a commercial setting.
Certification in EPA Type I, II, or III Certification, Universal EPA Certification, or the NATE.
Essential Duties:
Supervise and perform high-level technical maintenance on mechanical and building systems, including electrical, HVAC, boilers, pumps, motors, valves, and chilled water/heating hot water distribution systems including chillers and cooling towers, filter changes, belt changes, equipment cleaning and equipment painting.
Supervise and inspect maintenance for ancillary building systems to ensure operation at peak performance with minimal downtime.
Inspect equipment for unsafe or malfunctioning conditions and correct in accordance with code and best industry practices.
Make final decisions as to recommended maintenance upgrades to ensure building is compliant and up-to code.
Complete work orders that include major building repairs.
Maintain records and prepare reports which include estimating materials, labor, and equipment costs.
Work with vendors and contractors to ensure all work meets Hensel Phelps standards.
Remain current with industry standards, best practices, and new technology.
Mentor and supervise Building Engineer I & II.
